Owner Caused Delay Courses
Owner caused delays happen when a project is held up or delayed due to the owners not fulfilling their end of the agreement, such as not providing the necessary funding or resources in a timely manner, or not meeting their contractual responsibilities. This can create a backlog in the project’s timeline, which can lead to lengthy delays in completion. Owner caused delays can come from inadequate budgeting, poor management of resources, or miscommunication between the client and the contractor. In construction projects, owner caused delays are often the result of changes in the project’s specifications that cause the contractor to make changes that result in a delay. These changes may not be accounted for in the initial contract and as such, are the responsibility of the owner. Other delays can come from the owner’s failure to provide proper access to the site for the contractor, to provide permits in a timely manner, and to make payments on the agreed-upon timeline. Owner caused delays can be difficult to manage and can lead to project costs spiraling out of control. For example, if the contractor has to hire additional labor to complete a task on a tight schedule, additional costs may be incurred. It is therefore important to plan ahead and anticipate such delays to mitigate any potential risks. A transparent, collaborative relationship between the client and the contractor can help prevent or manage any owner caused delays. All of the costs and risks should be carefully considered before entering into any contract to ensure that the project is completed in a timely manner.
